Florida's existing home sales rose 30 percent in March, making it the seventh month in a row that sales activity was higher than year-ago levels, according to FAR's latest housing data. Statewide existing condo sales increased 25 percent over the same period; and last month's home and condo sales were higher than February's levels. NAR reported that national existing home sales - all housing types - fell 3 percent compared to February's activity.

Florida’s existing home sales rose in May — the ninth month in a row that sales activity increased in the year-to-year comparison, according to the latest housing data. Statewide sales showed gains over the previous month’s sales level in both the existing home and existing condominium markets. Also, for the first time in many months, the statewide median sales price in May for existing homes and for existing condos rose over the previous month's figure. HOMES SALES HIT ALL TIME HIGH
CAPE CORAL, FL – The housing market in Southwest Florida is now one of the strongest in the country, but not everyone sees the benefits.
Sales are happening all around us, sales of single family homes, said a local real estate broker. He closely tracks real estate statistics in Cape Coral.
He said: In the past 3 months sales of single family homes in Cape Coral re-sales have been stronger than they have ever been in history.
The Cape has seen the highest number of sales ever, in July, August and September. September saw a 205% jump from last year! While the trends are good, the reason why is not – for sellers. There is a real benefit for those who want or need to buy, because the homes are very affordable.

Cape Coral is located on the Gulf of Mexico and on the West Coast of Florida. It is a peninsula with approx. 170,000 residents. This city is Florida’s “Venice” with over 400 miles of hand made waterways !

According to the Realtor Association of Greater Fort Myers and the Beach, Inc., April homes sales were up 105.5 percent year to year with 1,406 existing single-family homes sold, compared to 684 in April 2008.

Pending sales improved 60.2 percent year to year, with 2,368 single-family homes pending versus 1,478 a year ago. Of significance is the drop in the number of single-family homes listed on the MLS (at the end of April, there were 8,665 active listings of existing single-family residential properties compared to 12,324 a year ago, a decline of 29.7 percent).

The supply of single-family homes shrunk to 3.7 months, which is less than half of what it was a year ago, when the supply was 8.3 months. Please continue to spread the word . . . Now IS a great time to buy.  By the time you read it or see it in the media the bottom will long be history!
